Albany Park Condos and Albany Park Real Estate
Albany Park is located 8 miles northwest of the Loop. The boundaries are Bryn Mawr Ave (5600 N) on the north, Irving Park (4000 N) to the south, the eastern boundary is the north branch of the Chicago River (about 3000 W), and Pulaski (4000 W) is to the west.
According to Wikipedia, Albany Park is one of the most diverse neighborhoods in the United States with one of highest percentages of foreign-born residents of neighborhoods in Chicago. Although the majority of those foreign-born residents are from Latin America, the majority from Mexico and Guatemala, substantial numbers are from the Philippines, India, Korea, Vietnam, the former Yugoslavia (Serbia, Croatia, Bosnia), Romania, Pakistan and the Middle East. Over 40 different languages are spoken in its public schools. Due to the diverse population and immigrant population attraction, the population of the neighborhood has increased by 25% in the last two decades.
The neighborhood has been the "Koreatown" of Chicago for some time. The majority of Korean shops, in Albany Park, can be found on Lawrence Avenue (4800 North), between Kedzie (3200 West) and Pulaski (4000 West). Every year there is a Korean festival in the neighborhood. There are still many Korean businesses interspersed among the newer Mexican bakeries and Middle Eastern grocery stores. Albany Park is also notable for being the home of the current governor of Illinois, Rod Blagojevich.
It has excellent access to all areas of the city via the Brown Line of the “L”. The north terminal for the Brown Line (aka the Ravenswood 'L') is at Lawrence and Kimball Avenues.
According to the Encyclopedia of Chicago, German and Swedish immigrants initially settled the area. After 1912, Albany Park became home to a large number of Russian Jews leaving the crowded neighborhoods of Chicago's Near West Side. Between 1910 and 1940 several synagogues and churches, public schools, and public parks opened. Albany Park's population reached a high of 56,692 in 1940. The community remained predominantly Jewish through the 1950s.
After the Second World War, many Jewish families—like the generation before them—moved north, this time to suburban Lincolnwood and Skokie. The suburban exodus of the 1960’s led Albany Park into economic and social decline. Population decreased, homes and stores lay vacant, and property values plummeted. In the 1970s, 70 percent of the commercial property along Lawrence Avenue stood vacant. Empty buildings attracted illegal drug trade, prostitution, and gangs.
In 1978 redevelopment efforts led to a decrease in commercial vacancies and an increase in residential property values in the 1980s and 1990s. Albany Park again presented an attractive urban neighborhood for real-estate development, commercial investment and increasing residential investment..
